Position Summary

The Superintendent is responsible for ensuring safety, schedule delivery, quality of work performed, and adherence to the budget of the project. The Superintendent has supervisory responsibility for Assistant Superintendents, Field Engineers, Interns, and trade labor in his/her area of responsibility.

Essential Duties and Responsibilities

  • Project mobilization & set up
  • Site logistics & general requirements (SWPPP – storm water pollution prevention plan, erosion & dust control, safety protocols, signage, fencing)
  • Review critical Owner contract language with PM – identify key risk areas pertaining to Superintendents role
  • Daily coordination of all subcontractor trades and vendors on site
  • Daily reports filled out accurately and turned in on time
  • Manage deliveries (timing, quantities, staging, verifying compliance against approved submittals)
  • Work with PM in creating a Master project schedule
  • Ongoing collaboration with PM throughout project
  • Ensure weekly updating of the 3 week look-ahead schedule and issuing to front office
  • Monitor subcontractor performance – report issues to PM in a timely manner
  • Identify & track key schedule milestones with the team – report to management any deviations or anticipation of missed milestones
  • Safety planning & set up (Site logistics, pre-install mtgs with subs, identify unique aspects of the job, assist estimators to ensure adequate safety budget is in place)
  • Accountable for overall project safety - ensure on site team is adhering to company safety policies and procedures
  • Procure safety equipment and PPE for the project.
  • Provide oversight and guidance to on site team. Accountable for their processes and procedures
  • Track project permitting and requirements & special inspections required
  • Hold weekly safety meetings.
  • Review and understand project estimates/budgets.
  • Client relations on site
  • Identify & solve issues at hand
  • Coordinate drawing reviews/constructability reviews with onsite team.
  • Dispute resolutions on site
  • Team-building – To mentor, motivate and supervise on site team members
  • Manages the culture of the onsite team to align with company direction
  • Follow company protocol on project record keeping, file structures, communication
  • Ensure compliance with all regulatory requirements (Erosion control, dust control, noise ordinances, etc)
  • Change Management – Notify PM of any potential cost and time claims borne from site (discoveries, field directives from design team or Owner, defective work or rework)
  • Assist PM with timely reporting of cost & time claims to the Client
  • On site quality control (review and understand submittals, hold pre-install meetings, coordinate fit & finish with other trades, ongoing site walks and identifying issues, pre-punch and final punch process)
  • Coordinate and track phases of the work and interim substantial completion deadlines through entire project life
  • Ensure timely updating of the project documentation & records (correspondence, drawings/specs, change documents, as-builts).
  • Partner with all company departments to ensure work is done according to demands – Use the resources & delegate as appropriate
  • Align on site team members to maintain high quality of deliverables
  • Report and escalate issues to management when necessary
  • Continuously follow up on the progress, risks, and opportunities of the project
  • Focus on customer satisfaction
  • Monitor team's performance & make adjustments as needed – seek management team help for support when needed
  • Align actions with company initiatives and goals
  • Assist marketing with upcoming project proposals when requested
  • Participate in job interviews for new work
  • Measure project performance using appropriate systems, tools, and techniques
  • Assist with post-construction requirements (timely close-outs, warranty, 11 month walk throughs, Client satisfaction and check ins)
